Why It Matters

Restore the Roof You Have Instead of Replacing It

Flat and low-slope roofs wear out from the surface first. Seams open up, fasteners back out, and the membrane gets brittle after years of sun and freeze-thaw cycles. That doesn't always mean the whole roof is done.

When the deck and insulation underneath are still dry and solid, a coating system can seal the surface and bring the roof back to watertight condition, without the cost, noise, and disruption of a tear-off.

We provide roof coating restoration across the Omaha metro for commercial buildings, multi-family properties, churches, and homes with low-slope roof sections.

Roof coating restoration is a seamless liquid membrane applied over an existing flat or low-slope roof after it has been cleaned and repaired. For roofs that are worn but still structurally sound, it typically adds 10 to 20 years of service life for a fraction of the cost of a full replacement, and many systems can be recoated again later without a tear-off. Royalty Roofing specializes in fluid-applied roofing systems, so coating work is a core part of what we do, not a side service.

Coating Systems

The Right Coating for Your Roof

Not every roof gets the same product. We match the coating to your roof type, slope, and how water drains.

Silicone Coatings

Silicone holds up to standing water better than most coatings, which makes it a strong choice for flat roofs with slow drainage or ponding areas.

  • Resists ponding water
  • Highly UV stable
  • Can often be recoated
  • Good for TPO, EPDM, and mod bit

Acrylic Coatings

Acrylic coatings are bright white, very reflective, and cost-effective. They work well on roofs that drain well and on metal roofs.

  • High solar reflectivity
  • Cost-effective option
  • Great on metal roofs
  • Best where water drains freely

Repairs & Reinforcement

Coating is only as good as what is under it. We repair seams, flashing, and fasteners and reinforce weak spots with fabric before any coating goes down.

  • Seam and flashing repair
  • Fastener sealing
  • Fabric-reinforced details
  • Wet area replacement

Our Roof Coating Restoration Process

A coating only performs when the prep is done right. Here is how every restoration project runs.

  • Inspection and moisture scan: we confirm the deck and insulation are dry before recommending a coating
  • Wet area replacement: any saturated insulation or damaged sections are cut out and replaced
  • Cleaning: the roof is power washed to remove dirt, chalking, and debris so the coating bonds
  • Repairs: seams, flashing, penetrations, and fasteners are sealed and reinforced
  • Primer, if needed, followed by the coating applied at the manufacturer-specified thickness
  • Final walk-through with photos and documentation for your records and warranty

Why Nebraska Flat Roofs Wear Out

Omaha summers bake flat roofs under direct sun, and UV slowly breaks down membranes and seams. Then winter brings dozens of freeze-thaw cycles that expand and contract the roof until seams split and flashing pulls loose.

Hail adds another layer of wear. Even when a storm does not puncture a flat roof, it can bruise the membrane and crack older surfaces. Over time, these small openings let water reach the insulation.

A reflective coating addresses the surface wear directly. It seals the seams and small cracks, protects the membrane from UV, and keeps the roof cooler in summer, which slows down the aging that Nebraska weather causes.

Timing is everything with coatings. Restoration only works while the roof is still dry underneath. Once water soaks the insulation across large areas, a full replacement is usually the only option. If your flat roof is getting older or has started leaking, a free assessment now can be the difference between a coating and a tear-off.

Honest Recommendations

We'll Tell You If It's a Coating or a Replacement

Not every roof should be coated, and we won't sell you a coating that won't last. If our inspection shows widespread wet insulation, failing decking, or a roof that's past saving, we'll show you the photos and explain why replacement is the better investment.

If your roof is a good candidate, you'll get a clear scope, the coating system we recommend, and what kind of warranty it comes with. No pressure, just a straight answer about where your roof stands.
