What's Typically Covered
Most homeowner's policies cover sudden and accidental damage to roofs. This includes storm damage from hail and wind, damage from fallen trees or branches, fire damage, and vandalism. The key is that the damage must be sudden and accidental—not gradual deterioration.
What's Typically Not Covered
Insurance generally doesn't cover normal wear and tear, gradual deterioration, damage from lack of maintenance, cosmetic damage that doesn't affect function, or damage from neglected repairs. If your roof leaks because you ignored missing shingles for years, that claim will likely be denied.
ACV vs. Replacement Cost
This is crucial. Actual Cash Value (ACV) policies pay what your roof was worth at the time of damage, accounting for depreciation. A 15-year-old roof might only be valued at 25% of replacement cost. Replacement Cost Value (RCV) policies pay to replace your roof with similar materials, regardless of age.
Check your policy. If you have ACV coverage on an older roof, you could face significant out-of-pocket costs after a claim. Consider upgrading to RCV coverage before you need it.
Deductibles
Your deductible is what you pay before insurance kicks in. Many Nebraska policies now have separate wind/hail deductibles that may be a percentage of your home's insured value rather than a flat amount. A 2% deductible on a $300,000 home means $6,000 out of pocket.
The Claims Process

Supplemental Claims

Red Flags to Avoid
Never let a contractor tell you they'll "pay your deductible" or that repairs will be "free." This is insurance fraud. Avoid signing contracts that assign your insurance rights to contractors. Get multiple opinions if something feels wrong.
